Cataraqui Commons is Sterling Maple’s active housing development in Kingston. Phase 1 is planned as a 149-unit purpose-built rental community at 1081 Montreal Street.

The project brings together Sterling Maple’s focus on attainable housing, community connection, energy-conscious design and efficient project delivery.

The Montreal Street site sits within an established Kingston neighbourhood near the Cataraqui River. Transit, access toward Highway 401 and nearby community facilities help connect the site to the broader city.

Rideau Heights Community Centre and Rideau Heights Public School are part of the surrounding community context. Rail infrastructure separates portions of the site from the river.

Sterling Maple plans to use Modern Methods of Construction and its Kiwi Newton delivery partnership as part of the Cataraqui Commons strategy. Kiwi Newton is a key design-build and manufacturing partner supporting Sterling Maple's delivery strategy.

Panelized, factory-based construction and Design for Manufacturing and Assembly (DfMA) can help align design, production and installation. The approach brings manufacturing precision, repeatability and quality control into the delivery process, with opportunities to reduce weather exposure through Ontario manufacturing.

Cataraqui Commons is being developed with long-term energy and operating performance in mind. Sterling Maple's delivery strategy emphasizes building-envelope consistency, efficient systems and repeatable quality.

Designed for significantly lower energy use.

Energy modelling by Entuitive Consulting Engineers projects a 61.5% reduction in Energy Use Intensity for Sterling Maple's Cataraqui Commons design against the NECB 2020 reference baseline, including modeled rooftop solar PV.

Kiwi Newton's case study reports that the modeled performance exceeds the relevant CMHC Tier 4 energy-performance threshold. These are design-stage projections, not measured results from an occupied building. Cataraqui Commons remains In Development.
